Rental properties - routine gas, electricity and smoke detector inspection frequencies

Thanks for your reply. That text you quoted is in an email they have sent to me this week. That text is not on the website. The website has the “$290 per year (min 2 years)" line. My position is that I am not proceeding with the second year because I am not happy with their service at another property.

PS gas and electricity safety checks are to be done only every two years. Smoke alarms every year.(Gaby)

This has been addressed in my earlier post. It appears you have entered an agreement/contract for services for a minimum of 2 years.

I suggest you obtain legal advice. Failing to fulfill a contract may have broad implications. This include penalties for breach of contract and significant impact on your credit rating. The later can impact on your ability to change everyday services (electricity, phone, gas, banks, credit cards etc) through to impact on your ability to secure credit.

As others have noted, you will be best served by getting proper legal advice. On this Community we can only give general advice and opinion. Failing to act on these issues can have unwanted effects such as a negative credit report which can last on your record for some years, and debt recovery and further legal action to recover outstanding debts (often with large increases in costs).

It would be worth looking at the contract to see what is meant to be provided in the two year term. Looking at the recommended checking intervals this could be as simple as one electrical, one gas and two smoke alarms checks for the cost of $580 i.e. the second gas check at your previous property was a freebie.

If the above assumption is correct, you have already received most, or all, of the promised services for your current property. This means that you would have little recourse if the company was proven to be in the wrong. It might be better for your health to simply pay the second year amount and move on.
